PKNS Apartments is possibly the first residential strata project in Kelana Jaya. It consists of one tower block and four 5-storey walk-up blocks. It was completed around 1984 (according to an owner) and back then Kelana Jaya was quite untapped. The main landmark then was the Giant Supermarket on SS6/3. The LDP was not to happen until about 1999 and opened up the once quiet area to thousands of vehicles a day.
The area is very hot as I sold a 650 sq ft unit late last year very quickly. The very first viewer just snapped it up for RM105,000 for a first floor unit. Rentals for this unit can go as high as RM800 per month, that's a 9.1% return per annum. For the bigger units at the tower block, rentals can go up to RM1,200 if the owner is not picky.
I inspected a 970 sq ft unit with some upgrading (floor tiles, etc) and the owner is selling as they have upgraded. The apartment complex is a "no-frills" abode as you only get cleaning and garbage collection services. It fares well with folks who do not seek condo facilities and pay a minimum service fee monthly. The plus point is it's good location with easy access to the LDP, Federal Highway, etc.
